Radon is a colorless, odorless radioactive gas that can accumulate in homes and is a leading cause of lung cancer. Because levels vary widely from house to house, testing is the only way to know if a property is safe. For this reason, we recommend radon testing during the inspection process.
BuildFax is a national property data service that compiles permit history, construction records, and documented repairs on residential and commercial buildings. A BuildFax report can help reveal past renovations, major system replacements, and whether work was properly permitted. This information provides valuable insight into a home’s maintenance history and can help identify potential concerns or unpermitted work.
Appliance RecalChek is a database service that searches for manufacturer recalls on major household appliances using their model and serial numbers. A RecalChek report helps identify safety defects, repair notices, or recall issues that may require correction by the manufacturer. This provides buyers with added assurance that installed appliances are safe and up to date.
This test includes spraying all of the readily accessible gas line connections near the furnace, water heater and fireplace (if present) with soapy water, then turning off the shut off valve at each gas appliance in the house, noting the reading on the gas meter, waiting at least 20 minutes then noting the reading on the gas meter again. If there is a difference observed on the meter reading, this indicates a leak in the gas system.
We will look for and report on any visible signs of wood destroying insects, then provide you with a NPMA-33 WDI Inspection Report.

Sprinkler Systems can be inspected for an additional fee, up to 6 zones near the home. $5 for each additional zone
Valley Home Inspection can perform optional air or surface mold tests to determine whether mold spores are present and what types may exist. We use controlled air-sampling impactors that collect indoor and outdoor comparison samples, which are then sent to a certified laboratory for analysis. Results are typically available within four business days
If the property has a detached guest house that you would like to have inspected, we can do that for an additional fee.

If the property has a detached 1-2 car garage, in addition to the attached garage that is included with the inspection, that you would like to have inspected, we can do that for an additional fee.
