The Real Cost of a Cheap Home Inspection

The Real Cost of Hiring an Inexperienced Home Inspector

Most buyers think the inspection fee is the “cost.” The truth is, the real cost comes from what an inexperienced inspector doesn’t find.

With more than 20 years in the field and over 10,000 inspections across the Treasure Valley, I’ve seen how easily major defects are overlooked when the inspector is rushed, under-trained, or new to the industry.

What You Get With an Experienced Inspector

1. A Deep Understanding of How Homes Are Built

An experienced inspector recognizes the difference between a cosmetic issue and something that signals a much larger, underlying problem. That comes from decades of seeing how homes age, how different builders construct, and where defects typically hide.

2. A Thorough, Unrushed Inspection

I limit myself to two inspections per day so I can:

  • Access attics, crawlspaces, and roofs properly
  • Test major systems thoughtfully
  • Document findings clearly and accurately

Inexperienced or low-fee inspectors are often forced to rush—and that’s where things get missed.

3. A Report That Actually Protects You

A strong report is more than photos and checkboxes. It’s your negotiation tool.
Clear descriptions, prioritized issues, and actionable recommendations help you and your agent negotiate repairs or credits before you close.

4. A 200% Guarantee

If you’re not fully satisfied with your inspection and report, I’ll refund your fee and pay for another InterNACHI-certified inspector to re-inspect the home. (Valid 24 hours after report delivery.)  That’s how strongly I stand behind every inspection.

The Risk of Hiring the Wrong Inspector

Cut-rate or inexperienced inspectors commonly miss:

  • Structural movement or sagging
  • Moisture intrusion and mold conditions
  • Electrical hazards
  • Failing HVAC, water heaters, and roofs
  • Past “quick fixes” that hide real problems

These surprises often cost buyers thousands after they move in — far more than the difference between a cheap inspection and a thorough, professional one.

Questions You Should Ask Any Home Inspector

Before you hire any inspector (including me), ask:

  1. How long have you been inspecting homes full-time?
  2. How many inspections have you personally performed?
  3. Do you carry E&O and general liability insurance?
  4. How long will you be on site for my inspection?
  5. Do you inspect the roof, attic, and crawlspace whenever safely accessible?
  6. Can I see a sample report?
  7. Are you a  Certified Master Inspector (CMI)® and do you complete ongoing education?

If they can’t answer these questions confidently — or if the price sounds “too good to be true” — it’s a sign to keep looking.
